CHAPTER THREE - THE EXPECTED RENOVATION

The actual renovation starts upon receiving all authority permits that approved the contractor to start work on site.

From here, renovation items are slightly altered in accordance to different renovation packages.

First of all, there is the brand new STANDARD type or the PREMIUM type. Then, there is also the RESALE type.

Which is more ? Which is most complete ? It all depends on the owners' needs and desires.

These packages can usually be amended to suit the home owners, sometimes bringing the price of the packages down or at most times, bringing up the prices.

To be honest in this article, the all-in-one package will only include renovation items that can sufficiently give a new home owner his/her basic needs with some design and to function.

In order to create the incredible living experiences, home owners will have to work very closely with the interior designers to achieve this prior to the actual renovation.

As below, we will purely discuss on industry supplies to the various packages.


RENOVATION ITEMS


Demolishment Works - this category is particularly involved in RESALE or EXISTING flat needing a full renovation involving the removal of certain walls, finishes to walls or floorings and
also the dismantle of existing sanitary hardwares and accessories in the toilets. Due to such massive make-over of the house, there is compulsory to engage for haulage service and renovation debris disposal services.

take note: Also, always double check with him that he got all the permits and haulage and renovation debris disposal services.


Masonry Works - this category covers the ADD-ON tiling to wall, floor. Also, building NEW concrete base in kitchen, washing machine area, ADD-ON kerbs in toilets. Alteration to existing main gate will fall into this category too. Home owners will be paying money to all the specified items.

take note: check if your list of items includes materials and labour costs.


Plumbing Works - this category covers the extension of plumbing supply to the design location of the sink area or washing machine area or the toilets area. Usually, water supply pipe are cut away and sealed when you took over the new flat. The location of the supply pipe is normally unsuitable for most kitchen fit-out. Therefore, plumber will need to re-locate the supply pipe by adding an extension to it.

take note: check that your plumber knows where the pipe lines behind the walls are. Usually, you will received a cold/hot water supply floor plan and also see markings (color tapes) on the wall/floor to indicate the position of the cold/hot piping behind. These are important for plumber to know in order not to drill deep into the wall and burst the piping. Kitchen Fit-out carpenter should be made aware too.


Ceiling Works - this is one of the other expensive items listed in the packages. Most of the times, ceiling works need to be custom on-site 1-2weeks and electrician works hand-in-hand with the ceiling specialist (sub-contractor).

take note: always ask where are the access panels for maintenance. Say, if you have ceiling air-con blower unit or complex ceiling hidden lighting. check with your contractor also on the ceiling is fire-safety compliance. This means that they are not using dangerous fire flammable materials.


Carpentry works - Normally listed under this category are the full-height laminated wardrobe in the master bedroom and wall mounted cabinet with mirror in the master room toilet. Additional carpentry works will be charge in accordance to contractor/carpenter quotation.

take note: If you are getting your own carpenter to make the beautiful full height wall-to-wall wardrobe in all bedrooms, do always check with your main contractor his renovation schedule that will allow your carpenters to be able to work in the premise. In the event that 4th party is involved not under the main contractor package, home owner got to arrange for the one responsible to hold the house key.


Kitchen Cabinet - Definitely the other expensive item ranging from SGD3000 onwards. Depending on the length (measured in ft) and materials proposed on its worktop and cabinet surface. Item usually includes designer handles, kitchen sink, cutlery tray and labour to help install hob and hood.

take note: as a rule of thumb, whenever home owners require their own selection of products to be install, simple check with your contractor the labour costs to provide the installation. They are normally very friendly and happy to do that for you. However, please arrange in advance that your products are arriving on time when the contractor starts to work on the specific work. This is to allow for good time management and non-delay to the project.


Miscellaneous Works - This category is a very grey area. Basically, any items not included in earlier categories will fall inside here. But it will also mean that different contractor offers different items. There is however a must from HDB/Condo management, that is to provide for haulage service and renovation debris disposal. This is compulsory from authority. Next, the painting works and general cleaning upon completion is also included here.

take note: check with your contractor what type of cleaning he is providing. If he is using acid wash, is it compatible with your new flooring ?


Quite clearly, this page should have covered on the topics needed to know on the expected renovation. It is often not easy to read and learn than for one to experience and learn. Definitely, new home owners will still be having mixed feelings and unrest over their coming renovation.
